Can You Install Luxury Vinyl Plank Over Uneven Concrete? Flatness, Moisture, and Prep That Prevents Failure

Most luxury vinyl plank (LVP) in Houston homes is installed as a floating click-lock floor. That system needs continuous support. If your concrete has high spots (peaks) and low spots (valleys), the plank can flex under foot traffic, stressing the locking joints.

Over time, that can lead to:

  • Separated seams or broken click edges

  • “Drummy” hollow sounds in low areas

  • Visible lippage (one plank edge higher than the next)

  • Premature wear in traffic lanes as the floor moves microscopically

LVP is resilient, but the locking mechanism is not designed to behave like a trampoline.

How flat does concrete need to be for LVP?

Manufacturers vary, but many click LVP products call for the slab to be flat within roughly 3/16 inch over 10 feet (and tighter over shorter spans). “Flat” is different from “level.” Your floor can be out of level and still be flat enough. The goal is to remove abrupt height changes that force planks to bend.

Practical field checks we use:

  • 10-foot straightedge across multiple directions

  • Marking high spots and low spots (chalk or painter’s tape)

  • Checking problem zones: slab edges, old tile footprints, patched cracks, and around toilets/vanities

If you can rock a straightedge or see light gaps under it, your slab likely needs prep.

Prep options for uneven slabs

The right fix depends on whether you’re dealing with high spots, low spots, or both.

1) Grinding high spots (best for peaks)

For ridges, curled patch material, or old thinset “speed bumps,” grinding is usually the cleanest solution. Grinding preserves overall height, avoids raising door thresholds, and eliminates concentrated stress points under joints.

2) Patch/fill localized low spots (best for small dips)

For small depressions, a compatible patch compound can build up support without reworking the entire room. The key is feathering the edges so you don’t create a new bump.

3) Self-leveling underlayment (best for widespread waves)

If the slab has rolling dips across a large area, self-leveling underlayment can create a uniformly flat surface. Success here depends on:

  • Correct primer for the slab

  • Proper damming at doorways

  • Managing pour thickness and cure time

  • Respecting moisture limits (more on that below)

4) Underlayment is not a “leveling” product

Most LVP underlayments are for acoustics and minor texture smoothing, not for correcting slab flatness. Foam won’t fix a dip. It often makes flexing worse.

Houston’s big factor: moisture in concrete

Concrete slabs can hold moisture for a long time, especially in humid climates and where vapor barriers are unknown. Moisture can cause:

  • Adhesive failure (for glue-down vinyl)

  • Mold risk under impervious floors

  • Mineral salts (efflorescence) and ongoing vapor emission

For floating click LVP, a vapor barrier is commonly required over concrete (often 6-mil polyethylene or an approved membrane), depending on the product. Always follow the exact manufacturer guidance.

Expansion gaps and transitions still matter on concrete

Even with a flat, dry slab, LVP needs room to expand and contract:

  • Maintain perimeter expansion gaps at walls and fixed cabinetry

  • Use transitions at large spans or where the manufacturer requires them

  • Avoid pinning the floor with heavy islands, tight quarter round, or overly aggressive baseboard nailing

Many “mystery gaps” happen because the floor was trapped, not because the click-lock was defective.

When you should not install LVP until prep is done

Hold off and fix the slab first if you have:

  • Cracks with vertical displacement (one side higher)

  • Multiple dips that create flexing when you walk

  • Old adhesive residue or loose patch areas

  • Known moisture issues, musty odors, or visible efflorescence

In these cases, “installing and hoping” usually becomes “repairing and paying twice.”

Installing LVP over uneven concrete can absolutely work, but only when the slab meets flatness requirements and moisture is addressed. The best installs feel solid underfoot, sound consistent, and protect the locking system for the long run.
